Loft Conversions

There are different types of loft conversion, which type will suit your home and your requirements best will be decided between yourself and the architect.

There are three stages to every loft conversion: Quotation and Planning, The Build and Completion.

We will provide with a thorough quotation which will detail everything that is included with your conversion and anything that will not be included. We work on the basis that there are no hidden costs and anything that may higher or lower the price you will be made aware of. During the planning stage you will be put in touch with an experienced architect, he will draw you a beautiful bespoke design and includes all structural drawings in his price. We will then use these drawings to ensure your conversion is of the highest standard and meets all current building regulations.

You are not always required to have full planning approval for loft conversions as you can extend your home to a certain extent under permitted development. However, all loft conversions will be checked by building control to ensure they meet current regulations.

Once you have your drawings and are happy to progress with your conversion we will fix a start date. Every conversion is different and the length of time it may take depends on the individual conversion.

The building stage of the conversion is the most exciting part of the build as you can see your home changing before you. The scaffolding will be erected either on or prior to the start date of your loft conversion. Although the exact process for each loft differs, a typical conversion would follow this order:

• Steel beams and any supporting floor beams installed,
• Floor joists and floor boards installed,
• Dormer window constructed and VELUX windows fitted,
• Insulation installed,
• Internal walls built and plasterboard fitted
• Staircase fitted

We try to minimise the disruption to the rest of your house by containing the majority of the work in the loft area, although as a conversion involves structural work there may be some signs of movement in other areas. In addition to the structural work the plumber and electrician will visit the site to install any necessary pipework and cables.

Completing the build then involves the finishing touches to your loft conversion such as plastering, all woodwork (skirting and architrave), fitting handrails and balustrade, hanging doors, second fix electrics (including sockets, light switches and fittings, carry out inspection and test ) and second fix plumbing (including connecting up radiators, hot and cold water supply)

The building inspector will then make another visit to sign off the work and supply a certificate.

The final stage is to remove all waste from site and take down the scaffolding.

The conversion will be left ready to prep and paint, we do not include any decorating in our prices but we can recommend a painter and decorator for you to use.
