Loft Conversions in Oxford, Abingdon, Wallingford and Didcot
There are four stages to every loft conversion: Quotation, Design, the Build and Completion.
Quotation – We will provide with a thorough quotation with a full breakdown of what’s included so there are no surprises at the end. We work on the basis that there are no hidden costs, we encourage all our clients to ask lots of questions ensuring they fully understand the process, there are never any silly questions.
Design – Once you’ve decided to proceed with us as your builders and and accepted our quotation, you will be put in touch with our experienced architect, he will draw you a beautiful bespoke conversion and once you have approved your design, structural calculations and full spec are completed . We will then use these drawings to ensure your conversion is of the highest standard and meets all current building regulations. The majority of loft conversions can be complete under Permitted Development but should Planning Permission be required, our architect will advise and apply for this to ensure your build meets all your local authorities regulations.
The build stage – This is the most exciting part, you can watch your home changing and progressing every day, we send regular photos to update you at every step. Although the exact process for each loft differs, a typical conversion would follow this order:
We try to minimise the disruption to the rest of your house by containing the majority of the work in the loft area, although as a conversion involves structural work there may be some signs of movement in other areas. In addition to the structural work the plumber and electrician will visit the site to install any necessary pipework and cables.
Completion – the finishing touches to your loft conversion are now being carried out, plastering, all second fix woodwork (skirting, architraves and doors), fitting handrails and balustrade, second fix electrics (sockets, light switches and fittings, carry out inspection and test ) and second fix plumbing (installing sanitary ware and radiators)
The building inspector will then make another visit to sign off the work and supply a certificate.
The final stage is to remove all waste from site and take down the scaffolding.
The conversion will be left ready to prep and paint. If you don’t want to carry out the paining, we can organise a professional painter for you.
